Cancellation Conditions
- Low & High Seasons
All payments received will be credited toward the same property for 12 months (excluding prime & peak seasons). All payments will be forfeited for any cancellation within 45 days of arrival.
- Prime & Peak Seasons
All payments received will be forfeited, or refunded pro-rata if another booking is secured for the same cancelled period. No refund when cancellation occurs within 75 days of arrival.
- Early Departure
Early departure (immediately on arrival or during the stay) is treated as a cancellation — all funds will be forfeited.
Weddings, Birthdays & Private Parties
Guests & Premiums
See the individual villa’s rate card for: maximum number of guests, event premium, and security deposit amount.
Minimum Stay
Minimum number of nights at full occupancy rate (as per season’s schedule) is required.
Cleaning Fee
A cleaning fee of up to USD 450 may be charged on-site if a professional cleaning company is required.
Payment
All fees are due upon balance payment of accommodation.
Wedding Planner
An ILS-endorsed wedding planner using sustainable practices is required to organise the event.
Commission
Venue Premium and any other event fees are NOT commissionable.

Early Bird: 10–15% for bookings paid 120–180+ days before check-in.
Last Minute: 5–15% for bookings made within 30 days.
Long Stay: 5–20% for 7–30+ nights (30+ nights exclude breakfast & utilities).
For stays of 7+ nights, Long Stay + Last Minute can be combined up to 20% max (blackout dates apply).

Includes daily breakfast, private chef, English-speaking Villa Manager, daily housekeeping, welcome fruit, baby cot & high chair, plus one round-trip airport transfer (1–2 vans).
Food & beverage at grocery cost + 20% handling fee + 7% VAT (min THB 750); extra beds USD 75/night incl. breakfast (max 2).
Booking Terms & Financial Details
Nightly rates from USD 2,600–4,500 (7–9BR, up to 18 adults + 2 kids); minimum stay 2–10 nights by season. Rates in USD + 10% service + 7% VAT, with USD 1,500 + THB 20,000 security deposit and 30–50% deposit, balance 45–75 days before arrival.
Special Events & Celebrations
Perfect for celebrations with capacity for 40 guests. Event premium fee $1,400 applies for gatherings exceeding 1.5x villa occupancy. Professional wedding planner required for events. Christmas/New Year minimum 7-10 nights. Refundable $3,000 damage deposit for events.
