Booking Terms & Financial Details

Nightly rates from USD 2,600–4,500 (7–9BR, up to 18 adults + 2 kids); minimum stay 2–10 nights by season. Rates in USD + 10% service + 7% VAT, with USD 1,500 + THB 20,000 security deposit and 30–50% deposit, balance 45–75 days before arrival.

Special Events & Celebrations

Perfect for celebrations with capacity for 40 guests. Event premium fee $1,400 applies for gatherings exceeding 1.5x villa occupancy. Professional wedding planner required for events. Christmas/New Year minimum 7-10 nights. Refundable $3,000 damage deposit for events.

Booking Guidelines

Minimum stays vary by season (2-10 nights). Strict cancellation policy: no refunds within 45-75 days of arrival. Extra beds $75/night (max 2). Rates subject to seasonal variations across Low, High, Prime, and Peak seasons throughout 2025-2027.
